PropChk acts as an independent quality auditor. We do not intend to replace your existing QC team. It is like having an additional set of eyes. Moreover, the internal QC team is likely to miss out on many snags due to over familiarity with the site and also work fatigue.
For Pre-Delivery Quality, the QC Engineers are B.Tech in Civil Engineering with 4-5 years of QC experience. For Multi-Stage Inspections, we deploy Civil Engineers with 8-10 years of QC experience.
All our engineers are full-time employees on our payroll.
Every inspection conducted by the engineer undergoes a validation process before report submission. Additionally, we also monitor all the inspections with the help of our Smart Helmets which provide a live feed to our command centre. This ensures that all our engineers are doing their job with utmost diligence.
If your customer reports a major defect within 5 days of PropChk certifying the property, we provide 100% money back for that particular property.
Since there would be a conflict of interest, we do not engage with customers of projects where we have been hired directly by the builder.
It depends on the type of property (villa or apartment) and the number of bedrooms. For builders, we provide a flat 35% discount on our retail rates. Please refer to the Pricing Calculator on the website.
For an apartment, it takes approximately 3-4 hours for inspection, whereas for a villa, it can go up to 6 hours.
We are present in Delhi NCR, Mumbai, Pune, Hyderabad, and Bangalore. In all the cities, we have a capacity of conducting 500 inspections per month. In case there is a surge in requirements, we can fly down our engineers from other cities as well.
Once the project is onboarded with us, we just need 2 days advance notice for resource deployment.

We make recommendations on how to fix the defects reported but we do not involve in fixing them.
Absolutely not. We only share the reports with the developer team and strictly not with the customers.
We use our proprietary mobile application for conducting inspections. The algorithm automatically calculates a percentage quality score based on the number of defects, their severity, and frequency. For the property to get certified by PropChk, it should obtain a quality score of above 90% and there should not be any "Critical" defects unfixed. Critical defects are the ones related to health and safety.
Yes. We have our proprietary software called "Snagr" for conducting inspections. Snagr helps in identifying, reviewing, assigning, monitoring, and analyzing defects.
Yes. We have Multi-Stage Quality Inspection service for under-construction projects. We divide the entire construction lifecycle into 8 key milestones: Excavation → Foundation → RCC → Brick/Blockwork → Plastering → Waterproofing & Finishing Works. At every stage, once the milestone is hit, we conduct a thorough inspection and submit our report.
It depends on the Client's requirement. We can conduct the inspection on the entire site or a fixed sample size.
